Tips for selling

If you’re like most homeowners, your house is your biggest financial asset. You’ve spent time, money and effort making it your home and selling it is a big deal. Perhaps you feel emotional, excited and cautious about the process.  These emotions are very common and normal but selling your home doesn't have to be a stressful time. Here are a few tips to make your selling experience a great one!

 

#1. Find the right agent.

Find someone that you can trust and communicate with.  Lack of communication is the #1 complaint about real estate agents.  Your agent should answer your phone calls, texts and emails in a timely manner.  A good agent communicates with their clients when things are going well and most importantly when things may be slow.   Always stick with a professional who who practices real estate on a full-time basis. This will help sell your home for the most amount of money and in the shortest amount of time!

 

#2. Price your home to sell.

Your home is only worth what buyers are willing to pay. Therefore, you need to think objectively about your home’s value.

A good real estate agent will run a comparative market analysis (CMA). This report compares your home to other homes near you that are comparable in size, have similar features, are currently on the market, or have sold in recent months. The comparison allows your agent to more accurately predict what buyers will pay for your home. When pricing your home, it's best to leave your emotional connection out of it and stick to the facts.  

 

#3. De-clutter & Deep clean

De-clutter: Decide what you can live without until your home sells. Then pack it up and get it out!  

Deep clean: Scrub every surface until it shines. Hire a pro to make carpets and rugs look and smell new again.

Apply a fresh coat of paint. It might take some time, but it’s time well spent. Plus, paint is relatively cheap considering the impact it has on making a home look fresh and clean.
